Definately worth checking out. - from TripAdvisor.com

We decided to visit this resort campground after being recommended by friends. I think they must have completely rebuilt the place since some of the previous reviews have been submitted because we found everything to be first class. The sites are level and paved with full hook ups including 50 AMP service and cable TV. The WI-FI did not work at our site but did work fine at the clubhouse and WI-FI cafe. The pools are immaculate and so are the bathrooms ( All brand new) We stayed in a Motor Home and our site was a good size. The staff are very nice and helpful although they were extremely busy when we stayed their as they appeared to be totally sold out. The kids playground is also new and so are most of the cabins and cottages. There is a small lake with beach and a nice ball field. The location is perfect for daily trips to beaches and ferries to the islands. We definately would recommend Cape Cod Campresort.

This campground has just been completely renovated. All of the roads are paved and so are the sites. There are three pools and a jacuzzi. There are many cute little cabins and cottages that they rent out to non-campers. We camped in a fifth-wheel camper and went with two other couples. One of the other couples did not own a camper so they rented one of the cabins, they loved it. There is a lake with sandy beach, a gameroom and clubhouse. The resort is centrally located and they have discount beach & ferry coupons for their guests to use at the local beaches & ferry to Marthas Vineyard.The bathrooms are all new and immaculately clean. We would definately recommend this campground, we have already made reservations for next year.

I would have given this campground a higher rating, were it not for their very un-customer friendly policy of not booking specific sites.
I booked a week long stay for August 2008 back in March 2008. I was told at that time that they did not book specific sites. At the time I reserved there were plenty of sites available in the areas in which I wanted us to be booked, or so I was told. I was assured that it "probably won't be a problem" for me to be in the area in which I preferred.
Upon arrival we were placed in the site absolutely furthest from where I had requested we would be. When I expressed my displeasure at this - having reserved five months earlier - the check-in person informed me that we could stay somewhere else if we didn't like it.
Then. The site they sent us to was incredibly unlevel and we couldn't get the camper even despite our leveling jacks and extra wood blocks. We had to move one site further AWAY from where we wanted.
So. We had a rocky start at this campground. Some of the staff REALLY should not be in the customer service business - about half fit into this category. The other half were friendly enough I guess.
The campground itself is nice. The family pool area was fantastic and the bathrooms (albeit 13.8 miles from our site) were clean. The cleaning staff chose very inconvenient times to clean them though - 8-10 in the morning, prime shower-time!
The laundry area was small, only two washers and dryers, one of which was broken when we were there.
My kids liked the arcade just fine.
Free horseshoes to borrow to play.
The pond access swimming area was really small and a seasonal resident there warned us to be on the lookout for garbage in the water. A walk on the dock showed us, sure enough, cans and bottles (some broken) in the tiny swimming area.
The campground was clean overall but I was dismayed that there were no recycling receptacles near the dumpsters.
Location of the campground was pretty conveniently located to Old Silver Beach and downtown Falmouth. It was definitely quiet and peaceful.
Overall we would probably stay here again but we weren't terribly impressed with the first impression.

We stayed at the campground this Summer in a brand new cabin overlooking the pools. We had a great time. We had friends in an RV and it was so convenient to be able to stay at the same resort with them even though we are not campers. They also loved the campground. Their are two new pools and a Jacuzzi. There a beach and also a new playground. You do get the feeling that their is still construction going on otherwise I would rate them higher. It looks like they have made a lot of improvements. The new bath room facility at the top of the hill is the best I have seen (Private Bathrooms) I did here some complaints about one of the other bathrooms but our friends told us that they were told it was being replaced next year. I think the campground has gone thru a huge re-construction and now needs some landscaping otherwise it was great. The staff are friendly and helpful. We found the campground to be clean and well maintained and would definitely recommend this campground. We will return.

Campresort - dirty, crowded, noisy, expensive - from TripAdvisor.com

We did not have a pleasant stay at this campground. The tent site looked like it was improvised on a back lot: close to other sites, no view, and noisy.
The bathrooms that are "designated" for "tenters" are dirty and smell like raw sewage. I had to hold my breath while I showered quickly among huge daddy longlegs. (They have much nicer bathrooms available for RV members, and available to tenters for a $10 daily fee!) The place has more facilities for children and families RVing it- a pool and rec hall. We didn't use them as we were there for the cape beaches nearby. The proximity to these beaches is a plus, but... I would not recommend this campground, especially not for tent campers. Also there are signs everywhere in this resort with prohibitions on this or that, and the tone of the signs is really in your face- rude and unfriendly - they shout at you and it makes you feel awful. I couldn't wait to leave!

The photos in their ad appear to have been taken when just built, and don't adequately portray what the campground is now. They do have small quantity of OK campsites clustered around the store which is likely how they get their acceptable reviews. However, those sites appear to be delegated to very expensive bus-style RV campers; others seem to get routed to the back section - less developed or undesirable sites. Our stay was horrible from the time we entered the gate. Book a specific site 6 months in advance? - forget it. Arrive there and its taken, and they tell you "Tough...these things happen." They will tell you anything you want to hear until you get frustrated and leave the office. Instead of resort as the name implies, we found crabgrass being watered by stretched-out garden hoses, bare electrical wires protruding from the earth, unfinished or abandoned projects with tools lying around, - you name it. The main recreation area looked like a strip mine, except it also had uncut crabgrass, weeds, rocks, and other trip hazards. The pool was unheated and cold. In the evening, we saw the attendant pour a bit of chlorine into it from a cup. A small cup. We decided NOT to use the pool thereafter. Parking the camper took over an hour due to poor planning of site vs. trees. Yet, they shoe-horned tent sites co-mingled between RV sites in order to cram more campers into available space. We had people tent camping next to us washing the food out of pots and pans at our water spigot next to our camper. Our campsite did have a blacktop pad, however, it was grossly un-level in both axis - needed to block up the wheels 5 inches on one side. Remainder of site was fresh ground wood chips co-mingled with vines that wrap around your feet and trip you. Hit or miss with cable tv or WiFi; some sites get it, others don't, even though advertised and paid for. If you do connect to WiFi, you are allowed 10 minutes per day, otherwise they threaten to lock you out of it, which they did. Then they play dumb as to why your computer can't connect even though the other guy next to you can. Separate bathrooms for the "haves" who get the good sites close to the store - policed by management. The "have nots" get the dirtier bathrooms with barely working doors on the toilet stalls. Stall doors have no locks, won't stay shut unless held shut, and are only about 4-1/2 feet tall so everyone can see in over the top. The showers consisted of four stalls facing each other with no shower curtains between them. Zero privacy and not even a bench or shelf to put your belongings. Then to top it off, you have "˜the camping police" in golf carts obnoxiously patrolling the grounds day and night, omnipresent, watching your every move and commenting on it. Our stay here, out of the 18 years I have camped in state parks and private campgrounds definitely qualifies as one of the worse of all times. The rosy picture painted in the ad is nothing short of deceptive, and once they get your money, kiss it goodbye. If this is what is classified as "resort" at over $60 a night, one would better off stay at a hotel. Good luck!

Large Improvement SWince our Last Stay 5 years ago - from TripAdvisor.com

We stayed here for a long weekend in our 33' 5th wheel. Our overall experience was good.
The current owners have made many improvements to the property.
New this season is a nice new playground with modern equipment, an adult pool with hot tub and a new tube slide in the family pool.
My husband and I took turns and went for a soak in the hot tub followed by a quiet relaxing dip in the adult pool. We recommend that every couple with children take advantage of this its was a big stress reliever for each of us. With 5 children it is not often that each of us gets 40 minute of peace and quiet to ourselves.
Our children all enjoyed the pool which was large enough to accommodate the many families visiting the pool on a hot summer day.
We also noticed many new cabins and large sites with level asphalt pads to accommodate todays larger RV's .
Please note we stayed here 5 years ago and this campground has come a long way and has excellent potential. If the owners keep making improvements like they have been it is sure to become Cape Cods premier campground.
It is easily accessible , being just 2 1/2 miles off of the highway. It is nestled in the woods surrounded by nature which is often not the case on Cape Cod.
The firepits are large with excellent cooking grates.
The only downside to our stay was the particular site we were assigned too. It was in a great location and roomy but the electricity and water were on the opposite side from the sewer hook up. Thus we had to run a second length of hose and electric cord across the site. We walked through a good majority of the camp ground and found very few sites with this problem. We booked this site last minute, so maybe this is a site they rent out last during the busy season?

Cape Cod Camppresort and Cabins is a dump. Avoid this. This cabin was just awful. The cabins are very close to each other. The tiny bathroom has 2 doors. Neither closed so we had to prop bags in front to keep them closed. We asked repeatedly for repairs and each time were told we should have asked before. Which we had actually done. It rained so we were stuck in a very tiny cabin for 3 adults and 2 small children. The "rec" room was even worse. Lots of expensive video games and the little boys wanted to play them. There was nothing for them to do but some cheesy glue on plastic projects. There is nothing to recommend about this place. It was just awful. And very expensive!

A big disappointment.... - from TripAdvisor.com

We recently stayed at this Cape Cod campground and were quite disappointed. It definitely looks better on the website than it does in real life.
The pool area seemed somewhat rundown. There is not much for kids to do. There were no planned activities at all. There is only one ill-equipped playground and a gameroom with some arcade games (half of them were broken and we lost $). The recroom was totally filthy.
Bathrooms are quite a hike from some of the campsites.
Very noisy at night. Some campers played hard rock until 1:30 a.m. even though there was a supposed 10:00 quiet time. It obviously is not enforced.
One of the office staff embarrassed a camper by reprimanding him in front of other people for using the "staff's" milk for his coffee.
We won't be returning. There are many other nice campgrounds on the cape.

We are at the Cape Cod Campresort now and thanks to WiFi we are able to write this review first hand. We are in one of their new cabins near the reception center and store overlooking the pool. We felt that we had to write this review after a family member called us to inform us of a negative review that a previous guest had made. The cabin we are in is new this year, it has all of the conveniences of home with only one exception, they do not have cable so you can only get three channels on TV. Anyhow there plenty to do and we did not really come here to watch TV. The manager did tell me that they plan to put on cable this winter. That will be a good improvement. There is a large pool and a small kiddy pool. There is also a pretty lake and private beach where you can rent boats. The place is really set up for large expensive Motor Homes and RVs but it looks like they are going all out with the cabins, I counted about 20 of them and they all looked pretty new. We talked to some regulars who have been coming here for over 10 years who told us that the new owner has spent a fortune here in the last few years. There are several areas that look like a construction site but a think that is understandable since they do have construction going on. I also hears that they are planning another swimming pool for next year. We will certainly be back next year to see. We would definately recommend this resort to anyone with kids. Plenty to do.

Cape Cod Campresort, Should be 'Last Resort' - from TripAdvisor.com

We just returned from a horrendous 2-night stay at Cape Cod Campresort in Falmouth, where we rented one of their stationary RV's for our family of 5. We had been told that the RV's were "old", more then once, but we had no idea that "old" meant filthy, run-down, unsafe and a health-hazard. Quite literally, I believe the department of health would probably condemn this, and are planning to contact them about this issue.
Upon arrival, there was a dirty diaper in full viability, under the RV. The inside was not clean, with hair and dirt from previous occupants (maybe 25 years worth, as old as the RV!) throughout the bed and bathroom areas, mold on curtains which were half hanging by bent rods, musty, dirty mattresses, and insects (spiders, and large flying black ants crawling). The floor had large holes throughout, only with nailed boards to cover them. In some spots, the floor was so rotted, it would sink when one stepped on it.
There was no air conditioning, although I thought they had said there was, and no fans. It was very hot that night! As we prepared to make dinner on the "grill" we were told came with the camper, we realized there was no grill, only a firepit unsuitable for cooking. After complaining at the main office, someone came with a grill, but not until after I "made a scene" about having no way to feed a family of 5 for the evening.
The swimming pool that is located on the premises, had a crack that went around the entire perimeter of the pool, along with mildew, again, along the entire perimeter of the pool, and sand on the bottom. The lake, although apparently nice and seemingly clean, offers a minuscule beach, and very tiny swimming area, wonderful if you are a toddler. The boat rentals are at $25 for 3 hours, and they do not clean the boats of garbage or other's belongings, so expect to inherit the last slobs trash.
The public showers are what one might expect to see in a woman's prison, only dirtier. There is hair stuck to the walls and floors, dirt, and insects all over the place (walls, ceilings, crawling across the floors). I guess they figure the shower of one person will clean the dirt of the other.
Finally, we discovered on the second day, that there was heat coming from under the bed my 4 yr. old daughter was sleeping on, only to find a large open (about 12 inches) space which appeared to host either electrical or motorized equipment, clearly a health and probably a fire hazard.
We had never been "camping" before, and will never do it this way again. If you are considering this place, do yourself a favor and don't go! Keep looking!
